Development at the corner of Boylan and Dorthea

  1. Steve Gellicorse is with us to explain his proposal for renovating the property that currently is the Full Gospel Student Fellowship.

  2. The property includes a vacant lot to the north.  Currently there is one “lot” that is shaped like a large triangle with a point going towards Dix.

  3. The proposal is to build a larger house uphill to the current Fellowship; they would subdivide the lot that the Fellowship currently has, and put a third building on the corner.  The northern two houses would face Boylan.  The corner house (new house) would face somewhere but they are trying to find a way make it attractive from several perspectives.

  4. Currently buying the property in order to live at the northern-most home.  By training and background is a builder and a developer but does not know a lot about renovation.

  5. All three will be single family houses.  The middle house will likely be a rental property for at least 5 years to claim the renovation tax credit.

  6. Currently they are at the very early stages of the process.  If they find that it is not feasible to rehabilitate the Fellowship he will consider demolition.

  8. Q.  Have you considered enlarging the Fellowship and building a duplex instead of building a third building.  A. No.  But I will. 

  9. Total land of the area is about 15,000 square feet each one would be about 5,000 square feet.  At the point it is about 4800 square feet.  The houses will be about 2800, 1800 and 1000 square feet.

  10. Timeline: Won’t start building without all approvals.  Then, rehab one and build two all at once.  Hopefully, mid to late summer break ground and it would be a six month process.

 

Demolition by Neglect

  1. Last year there were 15 houses considered as potential demolition by neglect.  The city didn’t pick any.

  2. Chuck and Tom looked at those 15 properties again.

  3. One has boarded up windows and the other is further deteriorated.  Chuck doesn’t think that the city will take them but thinks that it would be good and useful to send a letter to the owners.

  4. There are also four properties that are looking iffy.  They too should get letters.

  5. More than 80 percent of the people sent letters last year chose to do something about the problem.

  6. The two houses in question that would get a letter from the BHA that says we’re considering sending it on to city.  705 Florence (Red).  501 Cutler (White House). 

  7. Next month up or down on all of the recommendations from the committee.

  1. Concern about the house of Boylan and South

Other Business

  1. Paul is assigned to distribute information about the picnic by the first of the month. 

  2. Officers should be nominated.

  3. Pink trunk is May 1st.
